RESERVATION POLICY & TERMS:
Renting with Boothbay Region Rental Properties
Reservations can be made by calling Boothbay Region Rental Properties at (207)633-5471 or e-mailing us at firstname.lastname@example.org
Advance Payments: After we put a "hold" on the property for you, we will mail a Vacation Rental Agreement to you. A signed copy of the agreement and a minimum 50% deposit of the total rent including tax are due back in our home office within 5 business days of your receipt of this agreement. Your reservation is confirmed upon receipt of your signed Vacation Rental Agreement and 50% deposit. The balance + security deposit is due on or 30 days before your arrival (long term rentals are required to be paid in full by April 1). All payments must be in US funds. Payment may be made by Personal Check, Money Order, Certified Check, or Cashier’s Check. A $30.00 service charge will be added to any returned checks. All checks should be made payable to "Boothbay Region Rental Properties" and mailed to P.O. Box 315, Boothbay Harbor, ME 04538, or be directly handed to David or Linda Foster (owners).
Security Deposit: At the time you make your final payment, you must also send a separate check for $250 (amount may vary per property and/or increase with a pet) as a security deposit. This deposit can be used for, but is not limited to damages, theft, breakage, pet fleas, pet damage, extra cleaning, telephone charges, reasonable attorney fees, late check out (after 10 AM), and whatever else is required to restore the Cottage to the condition it was in when you checked in. The cottages are checked after each guest and you will be notified by us if we have any questions concerning the condition of the Cottage after your departure. The enforcement and administration of this policy will be at the sole discretion of Boothbay Region Rental Properties. If the cottage is left in satisfactory condition your Security Deposit will be returned to you within 30 days after check-out.
Cancellations: If you are compelled to cancel your reservation your rental fees will be forfeited. We will attempt to rebook this time to someone else. If we are successful in rebooking all or part of this reservation, proportionate fees collected will be refunded less a cancellation penalty of 25%. If we are unsuccessful in rebooking your time slot, all fees collected from you will be used to cover this reservation.
Pets: Pets are not allowed without written consent from Boothbay Region Rental Properties. Additional charges will apply per cottage, and the security deposit for that property will double. Pets are not to be left unattended in or at the cottage. For the purpose of dining out, or daily excursions where a pet cannot accompany you, a portable kennel is mandatory in the cottages. Pets are not allowed on furniture or bedding. Cottage blankets, towels, or linens are not to be used as pet beds. Pets are to be cleaned up after. Pet owner is responsible for vacuuming any and all pet hair prior to departure.
Occupancy: Please do not exceed the occupancy limit stated in the Rental Agreement. No campers or motor homes can be parked on the property for the purpose of adding extra sleeping space.
Smoking: Smoking is not permitted in the cottages.
Check-In Time is 3:00 PM. Check-Out Time is 10:00 AM. (strictly enforced)
Late Check-In: If you anticipate arrival after 3:00 PM, please notify us to arrange for keys and directions.
Cleaning: Although the cottages are professionally cleaned between tenants, you are expected to leave the cottage in the same condition that you receive it. In order to avoid misunderstandings we will provide you with a check list to use prior to check-out.
Linens: Linens are provided at the cottages. Beach Towels are not provided. If you prefer, you may bring your own linens.
Cottage Furnishings: Cottages are equipped with basic items such as pots, pans, flatware and dishes. Please do not rearrange the furniture or other furnishings. If you are renting more than one cottage, do not mix furniture, kitchen items, etc. These properties have a locked Owner's Space - please do not tamper with the locked areas of the cottage.
Maintenance: All items in these properties are furnished by the owner. We make every effort to keep the cottages and their equipment in good working order. However, should a problem occur, we will do everything in our power to have repairs made as soon as possible.
Refunds: We are sorry, but no refunds will be made for malfunctions of appliances or other equipment or for inclement weather.
